Agency Directors applaud windfall

Agency directors talked with Seattle Times reporter Rachel Tuinstra about the impact of recently lowered lease rates at the Center in an article that ran at year-end.

"A $16,000 donation -- we would consider that a major gift from anyone," noted Doreen Marchione, Executive Director for Hopelink. "And it's not just one-time money -- it's ongoing, so in the long-term, it's quite a bit of savings for us."

The lease rates of 18 health, housing and human services organizations providing services from the Center were reduced by 15% beginning in 2005 thanks to the funds donated to the Center's Fulfilling Our Vision campaign.

Word of the decrease also brought thanks directly from agency leaders. "This is great news," said Tom Trompeter of Community Health Centers of King County, whose agency gained $12,000 each year from the campaign. Patti Skelton-McGougan of Youth Eastside Services similarly celebrated the "great news," while David Stone of Seattle Mental Health wrote, "This is much appreciated," sentiments shared by other campus leaders.

This year's $3,500 annual savings will translate into a set of windows for a new house, said Mia Walterson of Habitat for Humanity of East King County. According to Howard Finck, Friends of Youth is hoping to use more than $5,000 it will save on rent annually to keep The Landing, a Bellevue shelter for 18- to 24-year-olds, open an extra night every week.

"That's not a small thing to the kids who are sleeping at a bus stop," he said.

Family Resource Center reduced lease rates at 18 health and human services organizations providing services from the Eastside’s human services campus by 15%. Lease rates were dropped from $11.37/square foot to $9.66/square foot for most of the Center’s leased spaces.

These reductions come as a result of the cash donations made to the Center’s Fulfilling Our Vision capital campaign, which are used to pay  the Center’s mortgage. They are also the result a unique amortization schedule designed with US Bank and Washington Health Care Facilities Authority in 2003 that allows the Center to share the benefits of the campaign with agencies before completing the mortgage pay-off.

For the two largest of the Center’s agencies, this will amount to significant savings: Hopelink will save more than $16,000 per year while Community Health Centers of King County will retain more than $12,000. For one of the Center’s smaller programs, such as disAbility Resource Network at 600 square feet, the savings will amount to just over  $1,000/year.  Even those leasing the smallest of spaces will benefit: Child Care Resources (100 square feet) will pay $419 less in 2005.

The impact of this pay-down is that the Center is able to reduce or eliminate payments on the mortgage and pass those benefits to the 18 health, housing and human services organizations that share the Eastside’s human services campus.  Those retained dollars are then available to support the cost of providing services. 

More than 35,000 people from throughout the Eastside use services at the Family Resource Center, half of them children. The need for long-term sustainable and predictable funding remains the number one issue for health and human services organizations. The financial stresses on agencies continue to mount.

The response from agency leaders to the lease cost reduction is one of great appreciation. Many agencies have told us in the past they would not be able to serve the Eastside if not for Family Resource Center.  Including pledges, the Center has raised $780,000 to date.  The mortgage balance has dropped from $1.5 million to $750,000 as a result of the effort.

The campaign will continue in a new annual fund phase in order to match this amount and complete the campaign. Capital Campaign Chair Karen Bates noted, “We continue to seek donations both large and small. We continue to offer the purchase of inscribed bricks for the courtyard.  The need for sustainable funding for health and human services continues, and we remain committed to this effort.”
